INDIANAPOLIS / GREENWOOD / INDY’S SOUTH SIDE
Look beyond the listing. Understand the investment.
Investment real estate in Indianapolis and Greenwood calls for a clear view of the property, the assumptions, and your goals. Tyler Jones at CENTURY 21 Scheetz helps investors make sense of acquisition and sale decisions, from a first rental to a more complex property.
Let’s talk about your plans01 / START WITH THE PLAN
Investment property decisions built around your goals.
A first rental, a small multifamily property, and a commercial building can serve very different purposes. We’ll begin with what you want the investment to accomplish, your time horizon, the capital you plan to commit, and the amount of hands-on ownership you want.
Tyler brings experience working with buyers, sellers, and investors in Indiana and Hawaii, along with a background in technology and startups. That perspective informs a straightforward approach: ask useful questions, examine the assumptions, and make the next step understandable.
Your financing, repair tolerance, property management plan, and exit strategy help define which opportunities deserve a closer look. A property that fits one investor may not fit another.
02 / THE WHOLE PICTURE
Rental income is only half the conversation.
A listing’s income figure is useful only when you understand what it represents. Is it actual collected rent, current lease income, a market estimate, or a projection? We can organize those distinctions and compare them with the expense assumptions.
Income and occupancy
- Current leases and available income records
- Evidence supporting projected rents
- Vacancy and collection assumptions
- Turnover and leasing costs
Costs and condition
- Taxes, insurance, utilities, and management
- Repairs and larger capital expenses
- Financing terms and debt service
- Property condition and inspection findings
We can also discuss how changing a rent, vacancy, or repair assumption affects estimated cash flow. The aim is to understand what has to go right and where the uncertainties sit, before treating a projection as a decision.
03 / ACQUIRE, HOLD, OR SELL
Buying and selling investment real estate.
For an acquisition, we can connect search criteria with available property information, offer terms, inspection needs, and the due-diligence period. If you already own a rental or income-producing property, we can discuss its current use, occupancy, documents, and how a potential sale fits your plans.
For business-use buildings, retail, office, or other commercial property, explore commercial real estate services. If the next purchase will be your own home, start with residential representation.
04 / PROPERTY BEFORE GENERALIZATIONS
Investing in Indianapolis and the south side.
Tyler works with clients in Indianapolis, Greenwood, Bargersville, Franklin, Whiteland, and nearby communities in Marion, Johnson, Morgan, and Shelby counties. Location matters, but a city name alone does not establish investment performance. Each property needs its own review of condition, use, demand, expenses, and financing.
For a first conversation, bring your target area or property address, whether you are buying or selling, the property type, and your timeline. We can identify the next useful information to gather.
All projections are estimates, not guarantees. Buyers should verify income, expenses, restrictions, condition, and other assumptions independently. Tax, legal, and financing advice should come from the appropriate professionals.
BEFORE WE BEGIN
A few good questions.
Can you help if this would be my first rental property?
Yes. We can start with your goals, budget, financing, and willingness to take on repairs or management. Then we can discuss search criteria and the information you will need to evaluate individual properties.
Do you provide guaranteed returns or income?
No. Rental income, occupancy, expenses, financing, and resale value can change. Any projections are estimates based on stated assumptions, and the property and supporting information need independent verification.
Can we consider short-term rentals?
We can discuss them as part of your goals. Before relying on projected rental income, verify local rules, zoning, permits, association restrictions, insurance, financing, and operating costs for the specific property. A furnished listing does not establish that short-term renting is allowed.
Can you help with multifamily or commercial investments?
We can discuss your target property type and acquisition or sale goals, organize the available information, and identify the due diligence and additional specialists the transaction may require.
YOUR GOALS. A THOUGHTFUL NEXT STEP.
Let’s put your
plans in motion.
Tell Tyler what you’re considering, where you want to be, and your timeline. We’ll start with a conversation.
